Court room, later house and now shop. C15 with later
alterations. Rubblestone with plain tile roof. 2-unit plan.
Originally 3 storeys throughout; one-window range. The gabled
front facing The Avenue has a small oak-framed C15 two-light
window to the apex and a similar larger window to the first
floor with cusped heads to the lights. Buttresses, that to the
right is massive, flank a C20 shop door. To the right return,
in Summerland Road, is a C15 oak door frame with a chamfered
4-centred arch and foliate spandrels to a planked and studded
door with strap hinges.
INTERIOR: features, mostly concealed, are a hollow-chamfered
beam to the ground floor, and a tie beam with mounting for
removed joists. The roof structure was replaced late C19.
HISTORY: the building was at one time a court room and for
many years the Luttrell Estate Offices.
