Former coach house to Pensax Court. Mid-C19, extended late C19, converted late C20. Brick with some timber-framing and rendered infill; plain tiled roof. Rectangular plan. Single storey and attic with dormers. Main west elevation: roughly five bays; four bays from north end have square-headed archways on brick piers with chamfered timber lintels and inserted multi- paned windows; above the three intermediate piers are large timber brackets on stone corbels which supported a canopy. Fifth bay at south end has a row of timber-framed panels at eaves level and a pair of half-glazed doors which form the main entrance. Above the second bay is a raking-top dormer with three-light window and there is a skylight above the fourth and fifth bays. The south gable end also has a row of panels at eaves level and a collar and tie-beam truss with decorative struts; there is a three-light ground floor window and an attic light. At the north gable end is a late C19 addition; two levels, the upper level has blocked header ventilation courses. Two bays; two blind rectangular lights to west elevation. Loft door with cambered head in north gable end; two loopholes above and winch with pitched roof. Forms part of a group including Pensax Court (qv). Included for group value.
