1899. Red brick, ground floor glazed with white stone moulded string course above. Salmon pink banding to brickwork of second and third floors, central gable and chimneys. Bands increase in width towards top of building. Eaves cornice. Slate mansard roof. Four storeys and dormers, five storeys under central gable. Nine windows, sashes with segmental heads and glazing bars. Centre three bays under gable with crow stepped ends and central curved feature. Outer two bays become three-light chamfered oriel bays between first and third floors, with stucco base. Central window in banded arched recess. Fourth floor windows have stucco tympana. Roundel above. Ground floor, central round arched door with chequered tympanum, short stucco pilasters and separate narrow side windows. Flanking windows of three lights, stuccoed mullions and surround.

The Boundary Estate is an early LCC estate of advanced design for its period. It contains a variety of architectural details and its streets radiate from a central raised park in Arnold Circus. The entire estate forms a group.
