1899. Red brick and stock brick with some Geometric designs. Four storeys and dormer rank which is rendered between windows. Mansard tiled roof with wide eaves soffit. Gables and towers of five storeys. Thirty windows in all. Centre two gables and end three bays advanced. Windows of first to third floors recessed in shallow brick arches, those of fourth floor in individual arches, blind central window above. Centre two gables have interesting wide eaves cornice of narrow bricks or tiles. Flanking towers, with roundels, carry chimneys. Recessed portions have brick pilasters between windows of first to third floors, with stuccoed capitals and round brick arches above. One window rank casements, rest sashes.

The Boundary Estate is an early LCC estate of advanced design for its period. It contains a variety of architectural details and its streets radiate from a central raised park in Arnold Circus. The entire estate forms a group.
