1899. Red brick, with ground floor as plinth, banded yellow stocks above. Slate mansard roof with curved cross section. Four storeys and dormers, five storeys under gables, twenty three windows in all. All, except dormers, sashes with glazing bars and segmental arches. Additional small rectangular interval windows, some blank. Dormers oriental influence with curved hipped roofs with finials. Brick cornice immediately below eaves level. Flemish style gables with short side pilasters and pedimented ridge. Wrought iron motif above top window two bay facade to Old Nichol Street.

The Boundary Estate is an early LCC estate of advanced design for its period. It contains a variety of architectural details and its streets radiate from a central raised park in Arnold Circus. The entire estate forms a group.
