1899. Red brick with blue brick banding in gables. Tiled roof. Four storeys and double tier of dormers. Six storeys under gables. Fourteen windows in all. Central gable over two four-light mullioned windows with stucco dressings on ground floor. String course above. Square oriels with stuccoed bases, first to third floor windows. Above, arched windows with stuccoed tympana. Blank window fifth floor. Casements and sashes with glazing bars. End gables have wide brick cornice above third floor, inner three bays have brick arches first to third floors. Wide bracketed eaves soffit above. Facade to Old Nichol Street, four storeys with double tier of dormers above, four windows width.

The Boundary Estate is an early LCC estate of advanced design for its period. It contains a variety of architectural details and its streets radiate from a central raised park in Arnold Circus. The entire estate forms a group.
