1899. Building has rounded glazed corners to shoulder height. Ground floor of red brick forms plinth to building. Above, yellow stocks with red brick bands and dressings. Heavy red brick eaves cornice and slate roof. Four storeys and dormers. Corner facades slanted with paired sashes under Flemish style gables. Central paired gables along facade with further interval gable at each side of these. Sixteen windows in all, sashes with contemporary glazing bars under flat lintels. Windows paired under gables. Brick pilasters separate windows between first and third floors.

The Boundary Estate is an early LCC estate of advanced design for its period. It contains a variety of architectural details and its streets radiate from a central raised park in Arnold Circus. The entire estate forms a group.
