Nos 1 to 3 Laburnum Cottages; 20 and 20A

Commercial premises formerly a house of C18 date with late C19 remodelling to fa├žade; terrace of cottages to the rear, probably C18 and early C19.

MATERIALS: Nos. 20 and 20A Mantle Street are of painted brick with a slate roof; No. 1 Laburnum Cottages is rendered brick with a slate roof; and Nos. 2-3 is of painted random rubble with pantiles. All but No. 1 have brick chimney stacks.

PLAN: Accretional plan with Nos. 20 and 20A fronting onto Mantle Street and Nos.1-3 Laburnum Cottages running at right angles to the rear.

EXTERIOR: Nos.20 and 20A have a two bay painted brick front (north) elevation with later C19 double shop front to ground floor. The fascia above is supported on panelled pilasters. To the right is a hornless sash window with two further sash windows at first floor. There is a timber dormer in the roof pitch. To the right, on the ground floor is a passage entry with cambered head; a timber lintel at the rear. The rear (south) elevation comprises a window to the right of the entry, casement windows to the first floor, and a timber dormer in the roof.
No. 1 Laburnum Cottages is a two storey; two bay building that has a lower elevation than the adjacent buildings. The front (west) elevation has a central entrance with C20 timber door and porch canopy. There are two-light window openings to the left and right of the entrance and two to the first floor. All have been refenestrated in the late C20. To the rear are lean-to extensions.
Nos. 2-3 is a two storey range with a catslide roof to the rear (east) elevation. Each has an entrance door with a trellised porch and two- and three-light casements with timber cills to the front (west). No.3 also has a late C19 three-light bay window to the ground floor.

INTERIOR: Not inspected internally with the exception of No.1; here the entrance leads into a single room that retains evidence for a blocked doorway and window opening within the right hand wall (former gable wall of No. 2).

HISTORY: Nos. 20 and 20A Mantle Street appear to have been built as a single dwelling that was converted to commercial premises in the later C19. Stylistically, Nos. 2-3 Laburnum Cottages appear to be C18. No. 1 has been built between the rear wall of No. 20 and the north gable wall of No.2. It post-dates the adjacent buildings and may have originally been used as stabling or for storage and was then converted to a dwelling.

SUMMARY OF IMPORTANCE: Nos. 20 and 20A Mantle Street represent a modest C18 former dwelling within the historic core of Wellington that was subsequently adapted for commercial use. Nos. 1-3 Laburnum Cottages date probably from the C18 and early C19 and are examples of modest, but architecturally appealing vernacular dwellings of this period. No. 1 has been subject to a degree of alteration and is of lesser interest than the adjacent structures, however all these buildings together form a group on a single urban plot and contribute to the character of this part of the town.
