Formerly the old Grammar School. 1832, dated on plaque above doorway with inscription: Preston School. Coursed squared sandstone. Welsh slate roof with stepped gable end to road.
One tall storey. Central pointed-arched doorway has hooded niche above and is flanked by pointed windows with Y-tracery, all under drip moulds. Battlemented 3-bay east return and simpler domestic North extension. Blue plaque records that this was the first grammar school in the town.

Inside main school room has moulded cornice and central circular border.
