1899. Ground floor of red brick forms plinth to building. Above, yellow stock with red brick dressings. Cornice above third floor windows. Slate roof with Flemish style gables and finials, end turrets. Four storeys and dormers, nineteen windows (with small windows between). Sashes with segmental arches and contemporary glazing bars. Inner facade with open staircase wells at intervals. Large brick stacks. Two bays to Old Nichol Street.

The Boundary Estate is an early LCC estate of advanced design for its period. It contains a variety of architectural details and its streets radiate from a central raised park in Arnold Circus. The entire estate forms a group.
