Description

Former agricultural buildings; now a dwelling. C17 with late-C20 and early-C21 alterations and additions.

MATERIALS: timber-framed construction with infill panels of reclaimed brick (late C20), under plain tile roofs. Modern doors and windows throughout.

PLAN: it has a U-shaped plan comprising three attached single-depth ranges grouped around a former yard, now a courtyard garden.

EXTERIOR: the courtyard elevation of the west range comprises a modern addition in matching materials to left, and a two-bay C17 part to right. This has an exposed timber frame with a window and patio doors (late C20) to the ground floor and timber boarding to one of the upper panels. The timber frame is also exposed to the north range. Openings for doors and windows have been inserted, and there are rooflights and a dormer window to the far right. The east range has a lower roofline and also has inserted openings to its courtyard elevation. There are no openings in the south gable end which has a hipped roof, or the roadside (east) elevation which has two rooflights to its north end. The timber frame is exposed to both these elevations. The roadside gable wall of the north range has late-C20 windows to both the ground and first floor. Its north return has a lean-to at its west end, and inserted modern openings, including rooflights.

History

The former agricultural buildings, known as Chadwick Barns, were part of a farm known as Chadwick Cottage (now Chadwick Cottage Farm) until the late C20 and are situated in a relatively isolated location to the south-east of Solihull town centre. The first edition Ordnance Survey map of 1887 depicts a group of attached buildings arranged around three sides of a yard, with the detached farmhouse to the south, beyond the yard.

Reasons for Listing

Chadwick Barns, which dates from the C17 and was converted to a dwelling in the late C20, is listed at Grade II for the following principal reasons:

* Architectural interest: as a good example of a group of distinctive vernacular C17 farm buildings;
* Intactness: despite modern alterations and conversion to a dwelling, it retains a good proportion of historic fabric and its agricultural form remains legible;
* Historic interest: it illustrates the character of regional farming traditions within the context of overall national patterns in farming history.
