David MacGibbon, 1868. 2-storey curved corner block with shops at ground floor and flats above. Cream sandstone, droved ashlar front with polished dressings. Band course above ground floor; dentilled cornice above 1st floor; round-arched keystoned timber dormers with moulded surrounds and pediments; tall shopfronts and doorways to common stair with plain stop-roll-moulded surrounds.
NE (MORNINGSIDE ROAD) ELEVATIONS: 12-bay with 9-bay curved corner; eaves cornice and blocking course; round-arched keystoned windows at 1st floor; shops at ground floor with irregular openings. 9-bay curved corner to right with 2 central bays of single windows flanked by blank bays with grooved and corniced wallhead stacks, 2 bays of single windows to left, 3-bays to right. To left Nos 12 and 14 slightly advanced quoined bays with raised parapet and ball finialled angle dies, round-arched keystoned pedimented attic window breaking parapet and French pavilion roof.
NW (COLINTON ROAD) ELEVATION: 8-bay; 4 shopfront to centre with recessed entrance doors flanked by common stair doorways; single windows at 1st floor above; dormer windows to leaded mansard roof. Slightly advanced quoined 3-storey outer bays with shopfronts at ground floor; single windows at 1st and round-arched keystoned windows at 2nd floor; eaves cornice and parapet with ball finialled angle dies; round-arched keystoned pedimented attic window and French pavilion roof.
S ELEVATION: string band course above 1st floor; parapet and angle dies with ball finials; small window to centre at 2nd floor; tall central wallhead stack.
Timber sash and case windows, 8-panes to Morningside Road, plate glass glazing to Colinton Road. Black slate roof, lead flashings; 3 wallhead stacks (see above), coped mutual stack, tall cylindrical cans.
INTERIOR: not seen 1992.
The site was developed by the Merchant Company, whose architect David Rhind had designed a giant scheme for it in 1862. MacGibbon took over from Rhind as chief architect shortly afterwards and carried out the scheme with major alterations in particular to its scale.
