Mid to late 18th century; later additions and alterations. 2-storey and attic, 3-bay, rectangular-plan traditional estate house. Principal elevation harled with polished dressings; sandstone rubble to remainder. Long and short quoins; raised margins.
(PRINCIPAL) ELEVATION: symmetrical; flat-roofed corniced timber porch advanced to centre bay of ground floor; panelled timber door with letterbox fanlight, window to 1st floor above; regular fenestration to ground and 1st floors of flanking bays to right and left; dormer windows to left and right of attic floor, with catslide roofs.
ELEVATION: gabled.
ELEVATION: symmetrical; bowed turnpike stair tower advanced to centre bay, breaking eaves with half-conical roof, window to centre, remainder not seen 2000; regular fenestration to ground and 1st floors of flanking bays to left and right.
ELEVATION: gabled; single storey outbuilding addition adjoining to ground floor, boarded timber openings to right return, slate roof with lead ridge; infilled opening to right of 1st floor above.
4-pane, 12-pane and 18-pane timber sash and case windows. Grey slate roof with lead ridge. Stone skews with moulded skewputts. Cement-faced coped gablehead stacks with circular cans. Cast-iron rainwater goods.
INTERIOR: boarded timber entrance porch; panelled timber inner door with round-arched glazed upper panes and letterbox fanlight. Skirting boards, cornices, door and window architraves and panelled timber doors survive. Timber turnpike stair.
5 Blackswell Lane (which is shown as a manse to Blackswell United Presbyterian Church on the 1st Edition OS Map) was developed as an estate house for the Duke of Hamilton (known as the Factor's House). It is contemporary with the later phases of building of the former Hamilton Palace (now demolished). 5 Blackswell Lane appears to be one of the few survivals
